Yes, that's me and my trusty Ford Ranger pickup. I am ready for action--which might mean heading down to Barber's Point Golf Course for a 9-hole Twilight round, cranking up my old dirt bike, or scouting out the latest foreclosures or fixer-upper houses out in Waianae. I'm a retired government Civil Service guy, and now have time for all of those activities.
I specialize in buying hidden bargains at a large discount, usually because the property has been neglected or abused, and then rehabilitating them to where they look like new, mainly because they ARE mostly new.
So now I can sell it to you at a lower than market price, often on very attractive terms, and every one is happy. You get the best deal when you can work directly with me so I can avoid paying a high real estate commission. I would rather pay your attorney, or trusted advisor, $200 or $300 to review the contracts (which will be the standard Hawaii Real Estate Association contract) than pay an agent $6,000 to $9,000 where all they do is turn the contract over to an escrow company. But if you're not comfortable with that, I will pay a 2.5% buyer's agent commission, but I will add it to the price of the property.

This is a condo I bought and completely gutted and re-habbed. I was able to sell it for about $15,000 less than comparable units on market at that time.
Of course, right now (2010) there are 1-bdrm and even 2-bdrm condos on the Leeward coast (Kapolei to Makaha) selling for under $100,000, but that is before you spend $20,000 to $40,000 making them habitable. Who would have thought, two years ago, that you could buy a 2-bdrm resort condominium in Hawaii for under $200,000, let alone under $100,000? Of course, this won't last long--prices are already starting to go up, with multiple offers on many properties.
